Best property management software for UK landlords
Five options compared, with prices checked on their own sites this month. We have not named an overall winner, because RentFig is one of the entries and a league table published by a contestant is worth very little. Instead this ranks by the job you need doing — and says plainly where each rival beats us.

Pick by the job, not the feature list
“I keep worrying I've missed a certificate or a deadline”
This is the compliance job, and it is the one with real money attached — unlicensed letting now carries a civil penalty of up to £40,000 and rent repayment orders reach two years' rent since 1 May 2026. You want expiry tracking for gas, EICR, EPC, deposit protection and right to rent, plus awareness of council licensing schemes. RentFig is built around this for England specifically; Landlord Vision covers the whole UK if you let outside England.
“I want to know whether to remortgage, and what to buy next”
That is Lendlord, straightforwardly. Mortgage tracking, refinance alerts, a deal analyser and property sourcing, plus a £150 broker fee discount that can outweigh the subscription outright. RentFig tracks mortgages and warns you when a fixed rate is ending, but it cannot analyse a deal, source a property or arrange the loan itself.
“My properties aren't all in England”

Alphaletz's free tier covers 3 units permanently, which is more generous than our 2 tenancies. If free is the requirement and your portfolio is small, that is the better product and we would rather point you at it than pretend otherwise. A spreadsheet is also a legitimate answer at this size — right up until the day it forgets a deadline for you.

A note on comparing prices
Landlord software pricing is unusually easy to misread, and we have been caught by it ourselves. Three things to watch. Billing toggles — most of these sites open on annual pricing, so the first number you see is not the monthly rate. VAT — Alphaletz quotes excluding tax, the others don't. Promotions shown as prices — Landlord Vision's Starter card shows £19.97 and £7.99 with neither struck through; only the card's small print reveals that the lower figure is a two-year offer.
We published a wrong competitor price for weeks after an automated tool read a hidden, expired figure out of a rival's page source, and corrected it on our Canopy comparison. Everything on this page was read from the rendered pricing pages instead, with the toggles clicked.

What is the best property management software for UK landlords?
There isn't a single best one, and any round-up that names one is usually selling it. The choice turns on which job is costing you time. If it is statutory compliance and chasing rent, pick a lettings-focused tool. If it is mortgages, refinancing and analysing the next purchase, pick a finance-focused tool like Lendlord. If you hold property outside England, pick something UK-wide or international such as Landlord Vision or Alphaletz. What is the cheapest landlord software in the UK?
For a genuinely free option, Alphaletz's Always Free tier covers 3 units permanently and RentFig's free tier covers 2 tenancies, both without a card. Among paid entry plans as checked on 8 August 2026: RentFig Starter is £9/mo for 10 tenancies, Lendlord Premium is £12/mo (or £99/year, about £8.25/mo), Alphaletz Pro is £14/mo plus VAT for 10 units, and Landlord Vision Starter is £19.97/mo for 4 tenancies — though Landlord Vision is currently running a promotion that takes Starter to £7.99/mo for two years, which is the cheapest paid entry price of the group if your portfolio is 4 tenancies or fewer.
Do I actually need landlord software, or will a spreadsheet do?
For one or two properties a spreadsheet genuinely can do it, and plenty of good landlords run that way for years. What a spreadsheet cannot do is tell you that a gas safety certificate expires in three weeks, or that your council has just designated your street for selective licensing. Those are the failure modes that carry penalties rather than inconvenience — the civil penalty cap for licensing offences rose to £40,000 on 1 May 2026. The question is less about portfolio size than about how much statutory risk you are personally tracking in your head.
Does landlord software handle Making Tax Digital?
Partly, and this is worth checking carefully against your own timetable rather than trusting any vendor's marketing. MTD for Income Tax is already mandatory for landlords with qualifying income over £50,000 and extends to those over £30,000 from April 2027. Lendlord advertises an MTD app; RentFig's MTD submission is in development and not yet live. If quarterly submissions are the reason you are buying, confirm the current status directly with whichever product you are considering.
Can I move my data between these products?
Expect to do some work. Most of these tools import properties and transactions from CSV, which covers the bulk of a move, but tenancy history, uploaded documents and compliance certificate dates usually need re-entering by hand. The practical advice is to switch at a natural break — the start of a tax year, or when a tenancy ends — rather than mid-tenancy, and to keep the old system readable for a while rather than cancelling immediately.
