The VAT line changes the comparison

Alphaletz's pricing page carries the note “All Prices Exclude Taxes”. That is perfectly normal for a product selling internationally, but it means the figures on their page and the figures on ours are not directly comparable as printed. At UK VAT of 20%, Alphaletz Pro at £14/mo is £16.80 and the annual-billed £11/mo is £13.20.

Worth saying plainly: if you are VAT-registered you reclaim it, and this whole section stops mattering. Most individual landlords are not, because residential rent is exempt from VAT — so for most readers the inclusive figure is the real one.

Units versus tenancies

Alphaletz counts units; RentFig counts tenancies. For most landlords these are the same number, but they diverge in two places. An HMO let by the room is one property with several tenancies — that costs more on our metering and less on theirs. A property standing empty between lets still counts as a unit for Alphaletz but has no live tenancy on RentFig. If your portfolio is HMO-heavy, price both against your actual numbers rather than trusting the headline tier.

Where Alphaletz is the better choice

Two clear cases. First, property outside England. Alphaletz works anywhere; RentFig doesn't, by design. If you hold anything in Scotland, Wales, Northern Ireland or abroad, we are the wrong tool and they are a reasonable answer.

Second, a very small portfolio you want to run for nothing. Their free tier covers 3 units permanently against our 2 tenancies. If you have three properties and mainly want tidy income and expense records, that is a better free product than ours.

Where RentFig is the better choice

If you let in England, the compliance side is the reason to pick us. RentFig tracks gas safety, EICR, EPC, deposit protection and right-to-rent against English deadlines, follows council licensing schemes weekly, and was rebuilt around the Renters' Rights Act changes of 1 May 2026. That specificity is only possible because we don't try to work everywhere.

Referencing is included too — £9 for a credit check, £19 for a full reference, with a free application form you can send without an account. With Alphaletz you would buy that separately.

As checked on 8 August 2026, Alphaletz offers a permanent free tier covering 3 units, then Pro at £14/mo (£11/mo billed annually) for 10 units, Pro Plus at £29/mo (£24/mo billed annually) for 25 units, and an Enterprise plan for 200 units priced on application. Extra units are £1.40 per month on every paid plan. Their pricing page states that all prices exclude taxes, so add VAT to each figure. (Disclosure: RentFig is our product.)
Which is cheaper, RentFig or Alphaletz?
RentFig, once you are paying — and the VAT line matters more than the headline. At 10 units or tenancies, RentFig Starter is £9/mo inclusive against Alphaletz Pro at £14/mo plus VAT, which is £16.80 at 20%. Billed annually Alphaletz is £11/mo plus VAT, or £13.20. At the free end Alphaletz is more generous: 3 units free against our 2 tenancies. If your portfolio is 3 properties or fewer and you want to pay nothing at all, Alphaletz's free tier is the better deal and we would rather say that than pretend otherwise.
Does Alphaletz work outside the UK?
Yes — Alphaletz states it works in all countries, and that is a real advantage if you hold property abroad. RentFig is deliberately England only. Compliance is the core of what we do, and Scotland, Wales and Northern Ireland have genuinely different regimes, so we would rather not approximate them. If your portfolio spans more than one jurisdiction, Alphaletz's international coverage is a strong argument in its favour.

Bank connection is where the limit bites: the free tier connects 2 bank accounts free for 14 days, after which open banking sits behind the paid plans. That is a fair design, and for a landlord with one or two properties who mainly wants a tidy record of income and expenses, it is a genuinely usable free product.
