Goodlord alternatives for self-managing landlords (2026)

Short answer: Goodlord is a lettings platform sold to letting agents, with no published prices. A self-managing landlord can only buy its referencing through the NRLA (£40.20 including VAT for non-members). If you let without an agent, the alternatives are pay-per-check referencing you can buy yourself — RentFig (£9 credit check, £19 full reference), Oops Insurance (£9.99 / £14.99) or OpenRent (£30) — plus software to run the tenancy, such as RentFig.

Prices and features checked on each provider's own website on 14 October 2026.

What Goodlord is

Goodlord (now at goodlord.com) is a lettings platform for agents: tenant referencing in four tiers — Essential, Control (Vouch), PRO and Priority — plus rent protection, tenancy paperwork and a Section 13 rent-increase tool. Its Control (Vouch), PRO and Priority references are marked “fully insurable”. It publishes no prices and sells through demos. Its Landlord Hub is a dashboard for landlords working with a letting agent to view their portfolio; it isn't a self-management tool.

Landlords without an agent can buy Goodlord-powered referencing through the NRLA: £23.40 for members and £40.20 for non-members including VAT for a full reference, with NRLA membership at £125 a year. Goodlord has a 4.4 rating from about 45,000 Trustpilot reviews, largely from tenants and agents who went through referencing.

Why landlords look for an alternative

  • It's built for letting agents — there's no self-serve sign-up or published pricing for landlords.
  • The only landlord route to its referencing is through the NRLA, at £40.20 for non-members.
  • It doesn't do landlord accounting or Making Tax Digital.
