RentFig is built and run by a working UK HMO landlord — one who had already bought and used the alternatives. That is where it starts: not a gap spotted from the outside, but a shelf of property software that each did part of the job and handed the rest back.
Managing a handful of properties in the UK means holding a surprising amount in your head: which gas certificate expires next, whether the deposit was protected inside 30 days, what the prescribed information said, which tenant is two weeks late, what the licence conditions are in that particular council, and what HMRC will want to see at the end of it. Miss one and the penalties are real — three times the deposit, £40,000 for an unlicensed property, £30,000 for the wrong electrical paperwork.
Plenty of tools cover some of that well. None of the ones we tried covered all of it, which meant the joins — and the things that fall down them — stayed our problem. So RentFig sets out to hold the whole tenancy, end to end, rather than a slice of it.
The second reason was AI. Most property software that advertises it means a chatbot stapled to a help page. We wanted to find out what AI is genuinely good for when you point it at this job, and the answer turned out to be the dull, repetitive parts: reading a certificate or a receipt and filing it correctly, sorting the morning's tenant emails by what they actually need, summarising a voicemail, and writing the daily briefing on what needs attention. Useful, not impressive.
AI has to do actual work, or it should not be there
Most property software that advertises AI means a chatbot on a help page. If a feature is only impressive in a demo, it is not worth the subscription.
UK only, and deliberately so
Every rule in RentFig is a UK rule. HMO licensing, the Renters' Rights Act, Right to Rent, EPC and gas safety deadlines, Section 24, MTD for Income Tax. A general-purpose tool with a UK setting is not the same thing, and the difference shows up on the day a deadline matters.
Sold to landlords, not through agents
Most of the best-known lettings products are bought by letting agents, and a self-managing landlord either cannot buy them at all or has to go through an agent to do it. RentFig is bought directly, with prices published on the page rather than quoted on application.
The price on the page is the price
RentFig is not VAT registered, so the figures you see are final — there is nothing to add at checkout. The free plan has no time limit and asks for no card, and every plan counts active tenancies rather than properties, so an empty property never costs you anything.
We say what is not built yet
Features that are announced but not live are labelled as announced but not live — on the pricing page, in our documentation and here. A roadmap item described in the present tense is a small lie that costs somebody a deadline.

No. RentFig is software you use to manage your own properties. It does not take a cut of your rent, does not hold your money and does not sit between you and your tenants. Deposits are protected with a government-approved scheme in your own name, not ours.
Yes. RentFig Ltd is registered in England and Wales, company number 17437632. The company was incorporated in September 2026 and took over the RentFig service, and every existing customer agreement, from the sole trader who ran it before.
Your data is yours. Each organisation's records are isolated at the database level, so no other customer can read them. RentFig is registered with the ICO, and the privacy notice sets out exactly what is stored, for how long, and how to get it back or have it deleted.
