Protect deposits with TDS without leaving RentFig

RentFig connects to the Tenancy Deposit Scheme API. Register a tenancy deposit, track its DAN and download the certificate from the tenancy you already set up. There's no second system and nothing to re-enter.

For letting agents with a TDS membership. TDS offers its API to letting-agent members only. Landlords can still track deposit compliance with any scheme.

What the integration does

Every step of the deposit's life with TDS, from the tenancy record in RentFig.

Register a deposit without re-keying it

Property, tenants, landlord, rent and deposit amount are already on the tenancy in RentFig. One click sends them to TDS. No second form to fill in.

Register automatically when a tenancy is set up

Turn on auto-register for a portfolio and a new tenancy's deposit goes to TDS as soon as it is created. Or register a backlog in one bulk action.

Track status and the DAN

TDS processes registrations in the background. RentFig checks every day and records the Deposit Account Number (DAN) against the deposit. A failed registration goes to your attention list with TDS's own error message.

Download the certificate

Once TDS holds or protects the deposit, download the protection certificate from the deposit record. It's ready to go in the Prescribed Information pack.

Close protection at the end of the tenancy

Recording the deposit return or ending the tenancy can also update TDS. Custodial raises the repayment request; Insured ends the protection. RentFig always shows you what it is about to send and waits for you to confirm.

Both TDS schemes

TDS Custodial (connect with your Member ID, Branch ID and API key) and TDS Insured (authorise your member account with TDS, then pick the branch). Each portfolio connects separately.

How to connect

    Open Deposits

    Pick the portfolio and choose Connect TDS.

    Choose your scheme

    Custodial: enter your Member ID, Branch ID and API key. Insured: sign in to TDS to authorise your member account, then pick the branch.

    Register deposits

    Register one at a time, in bulk, or switch on auto-register so new tenancies go to TDS as soon as they're set up.

Self-managing landlord?

TDS doesn't offer its API to individual landlords, so you protect the deposit directly with your scheme. TDS Custodial is free. RentFig handles the compliance around it, with whichever government-approved scheme you use:

  • A countdown to the 30-day deadline to protect the deposit and serve the Prescribed Information
  • Links to protect with TDS, DPS or mydeposits, then record the protection details, filled in from an uploaded certificate
  • An alert when a deposit is protected but the Prescribed Information hasn't been recorded as served
  • TDS's official Prescribed Information form, completed from the tenancy

Questions

Who can use the TDS integration?
Letting agents with a TDS membership. The TDS API is only available to letting-agent members. Connecting needs your own TDS Custodial or TDS Insured agent membership. The integration does not give you one.
I'm a landlord, not an agent. Can I use it?
Not the direct registration. TDS doesn't offer its API to individual landlords. You protect the deposit with your scheme as usual (TDS Custodial is free) and record it in RentFig. RentFig then tracks the 30-day deadline to protect the deposit and serve the Prescribed Information. It also stores the certificate and produces TDS's official Prescribed Information form. This works with any government-approved scheme: TDS, DPS or mydeposits.
Does RentFig protect the deposit?
No. TDS protects the deposit under your own agreement with TDS. RentFig is the software that sends TDS the tenancy details and shows you the result. It isn't a deposit scheme or a deposit bureau.
Which TDS schemes are supported?
Both. TDS Custodial, where TDS holds the deposit, connects with your Member ID, Branch ID and API key. TDS Insured, where you hold the deposit and TDS insures it, connects by authorising your member account with TDS and choosing a branch.
Does it cost extra?
RentFig doesn't charge separately for the connection. TDS's own scheme fees apply as normal under your agreement with TDS.
What happens if TDS rejects a registration?
The deposit is marked as failed with TDS's own error message, and it appears on your attention list. Fix the missing detail, such as a tenant's title or the landlord's address, and register it again.

RentFig is listed on TDS's API integrations page. The Tenancy Deposit Scheme is run by The Dispute Service Ltd. Deposits are protected under your own agreement with TDS.
