RentFig vs Landlord Vision
Both are property management software for UK landlords, and the headline difference is how much you get for the entry price. RentFig's Starter is £9/mo for 10 tenancies, with referencing, pre-filled Section 8 and Section 13 notices, an AI assistant and a WhatsApp bot in the same product. Landlord Vision's Starter is £19.97/mo for 4 tenancies — its case is UK-wide coverage and FCA registration, which matter if you let outside England or want insurance alongside the software.

About that £7.99 — read the small print
Landlord Vision's Starter card shows two prices, £19.97 and £7.99, and neither is struck through. The card's own text explains the gap: “60 % off for the 2 years”, alongside a “2-year price guarantee”. So £7.99 is a genuine offer for the first two years on annual billing, and £19.97 is what the plan is actually priced at.
We are being fussy about this for a reason. We previously published a wrong price for a different competitor because an automated tool read a hidden, expired figure from their page source and reported it as the live rate — we corrected it publicly on our Canopy comparison. A promotional price presented as a standing price is the same error wearing different clothes, and it would work in our favour here rather than theirs, which is exactly when it is worth resisting.
Taken at face value, that promotion means a landlord with four or fewer tenancies pays £7.99/mo with Landlord Vision against £9/mo with RentFig for the first two years. At that size, and for that window, they are cheaper. Above four tenancies the comparison moves decisively the other way.
Where the price gap actually opens up
The interesting comparison isn't the entry price, it's what happens as a portfolio grows, because the two products meter it very differently. Landlord Vision prices in fairly tight tenancy bands and charges per extra tenancy above each one; RentFig's bands are wider.
| Tenancies | RentFig | Landlord Vision (annual billing) |
|---|---|---|
| 2 | Free | £19.97 (£7.99 on the 2-year promotion) |
| 10 | £9 (Starter) | £29.97 (Standard) |
| 15 | £29 (Standard, up to 30) | £39.97 (Premium) |
| 30 | £29 (Standard) | £84.97 Enterprise (25) + £1.50 per extra tenancy |
Landlord Vision column uses their annual-billing prices, which is the view their page opens on; monthly billing is roughly 15% higher. Checked 8 August 2026.
What Landlord Vision does that we don't
Two things stand out, and neither is a small point. Landlord Vision covers the whole UK; RentFig is England only. That is a deliberate choice on our part — compliance is the core of the product, and Scotland, Wales and Northern Ireland have materially different regimes that we would rather not approximate. If you let outside England, Landlord Vision is the more sensible tool and we would rather say so here than waste your time.
Landlord Vision is also FCA-registered (no. 918962), which RentFig is not, because we don't distribute insurance. If you want cover arranged alongside the software, that registration is the practical difference.
What we do that they don't
Tenant referencing is built in. RentFig sells a £9 credit check or a £19 full reference per applicant — £7 and £17 on a paid plan — with a free application form you can send without an account. Landlord Vision doesn't include referencing in the subscription, so you would buy it elsewhere, which is worth adding to any honest price comparison.
Being England-only also cuts the other way: our compliance tracking is built around English law specifically, including the Renters' Rights Act changes that came into force on 1 May 2026, and the council licensing schemes we track weekly.
What you get with RentFig
And the pricing table undersells the rest of it. Compare the feature lists, not just the tenancy caps — these all ship with RentFig:
- Tenancy setup wizardEight guided steps that build the statutory document pack — EPC, gas safety, EICR, privacy notice — attach the right compliance certificates automatically, and track anything you postpone.
- Section 8 notice builderPre-fills the official Form 3A from your tenancy data, with the post-Renters'-Rights-Act grounds and notice periods built in. Since Section 21 ended, this is the form that matters.
- Section 13 rent increase wizardPre-fills the official Form 4A, with the once-a-year and two-months'-notice rules applied for you.
- WhatsApp AI assistantRun your portfolio from WhatsApp — ask about arrears, send a tenant their statement, update rent chasing — without opening the app. (Add-on.)
- AI ModeAn assistant inside RentFig that reads your actual portfolio — profit and loss, documents, compliance knowledge base — and proposes actions you approve before anything happens. (Add-on.)
- AI-matched bookkeepingBank transactions matched to the right tenancy and category for you, receipts auto-merged, and an AI accountant that can read your books.
- Referencing built in£9 credit check or £19 full reference (£7 / £17 for members), with a free application form — no separate provider needed.
- A live licensing registerHMO and selective licensing schemes tracked weekly across English councils, so a new designation on your street doesn't arrive as a £40,000 surprise.
FAQ
- How much does Landlord Vision cost?
- As checked on 8 August 2026, Landlord Vision's published plans are Starter £19.97/mo for 4 tenancies, Standard £29.97/mo for 10, Premium £39.97/mo for 15 and Enterprise £84.97/mo for 25 — all billed annually, which is the view their pricing page opens on. Billed monthly the same plans are £21.97, £34.97, £44.97 and £99.97. Standard, Premium and Enterprise add extra tenancies at £1.10, £1.30 and £1.50 per month respectively. (Disclosure: RentFig is our product.)
- Is Landlord Vision really £7.99 a month?
- £7.99 is real but it is a promotion, not the standing price. The Starter card shows £19.97 and £7.99 side by side, and its own text describes the lower figure as 60% off for 2 years with a 2-year price guarantee. So £7.99 is what you would pay for the first two years on annual billing; £19.97 is the rate the plan is priced at. It is worth being precise about this because neither number is struck through on the page, and automated tools frequently report the promotional figure as if it were the headline rate. We have made exactly that mistake with another competitor before and would rather not repeat it.
- Which is cheaper, RentFig or Landlord Vision?
- RentFig is cheaper at every tenancy count we can compare directly, and the gap is widest in the middle. Ten tenancies is £9/mo on RentFig Starter against £29.97/mo on Landlord Vision Standard. Thirty tenancies is £29/mo on RentFig Standard; on Landlord Vision you would be on Enterprise at £84.97/mo for 25 plus £1.50 per extra tenancy. The honest caveat is that during the first two years of the Starter promotion, a landlord with 4 or fewer tenancies pays £7.99/mo with Landlord Vision against £9/mo with RentFig — so at the very smallest size, and only while that promotion runs, they are marginally cheaper.
- Does Landlord Vision include tenant referencing?
- Tenant referencing is not part of the Landlord Vision subscription. RentFig includes it as a pay-per-use product — £9 for a credit check or £19 for a full reference, dropping to £7 and £17 for members, with a free application form you can send without an account. If you reference two or three tenants a year, that difference is worth factoring into any price comparison, because with most landlord software you are buying referencing separately from somewhere else anyway.
- Is Landlord Vision better than RentFig?
- If you let in Scotland, Wales or Northern Ireland, yes — Landlord Vision covers the whole UK where RentFig is England-only, and it is FCA-registered, which matters if you want insurance alongside the software. For an English landlord the comparison runs the other way: RentFig is cheaper at almost every portfolio size, includes tenant referencing, generates Section 8 and Section 13 notices pre-filled on the official forms, sets tenancies up through a guided wizard that builds the statutory document pack, matches your bank transactions with AI, and adds an AI assistant you can run from WhatsApp. Landlord Vision advertises none of those on its pricing page.
Disclosure: RentFig publishes this comparison and RentFig is our own product, so treat the verdict accordingly. We have tried to state Landlord Vision's pricing as their own page states it — including the promotion that makes them cheaper than us at the smallest portfolio size — and to be explicit about the cases where they are the better choice.
