Rent-to-rent

Rent-to-rent software, built for the operator.

Yes — there is property software designed for rent-to-rent. RentFig lets you mark a property as rented from its owner, record the head lease and the rent you pay, put that rent into your accounts, and see your margin per property, with reminders before break and end dates. You stay the landlord to your own tenants — or to a council — with the same tenancy, compliance and rent tools as any RentFig landlord.

The rent-to-rent tools are on every plan, including Free (2 tenancies). Starter (£9/mo) covers 10 tenancies and adds reminder emails and reports; Standard (£29/mo) covers 30.

Set up a rent-to-rent property

  1. Step 1: Mark it as rented from the owner

Edit the property and switch on 'Rented from the owner'. Enter the owner, the rent you pay them and how often, and the lease's start, end and break date.

  2. Step 2: Put the owner's rent into your accounts

'Add rent to accounts' on the property creates one recurring bill under Rent, from today to the lease end. Nothing is back-dated.

  3. Step 3: Let it as you normally would

Room by room, as one tenancy, as a company let, or to a council — each with its own rent, deposit, certificates and rent chasing.

  4. Step 4: Watch the margin

The property shows rent in less rent out each month, and your reports can show only your rented-from-owner properties.

What rent-to-rent operators get

  • Head lease on the property

Owner's name and email, rent and frequency, lease start, end and next break date — kept with the property, not in a spreadsheet.

  • Rent to the owner as a bill

A recurring bill under the Rent expense category. If the lease rent changes, RentFig tells you the bill no longer matches rather than changing it behind your back.

  • Margin per property

Rent in from tenancies that have started, less the rent you pay the owner, as a monthly figure on each property.

  • Break and end reminders

Dashboard alerts on every plan, and emails from Starter, before the lease ends and before a break date.

  • Reports that fit the model

Property Comparison can show only rented-from-owner properties, and Yield & Return lists them by margin instead of yield and loan to value (Starter and above).

  • No owner's mortgage in your books

The Mortgages and Valuations tabs are hidden on these properties — they belong to the owner, not you.

  • Council and emergency accommodation

Add the council as an organisation, let it the property, and record each household it places with move-in and move-out dates — charged at a fixed monthly rent or per night or week.

  • One council invoice a month

One invoice per council per month covering every property, with nights per household, as a PDF, spreadsheet or CSV to send yourself.

  • One payment, split by property

Match the council's single payment once: RentFig pays each property's invoice and splits the bank line by property, so each one's income shows in your reports.

Is there software designed for rent-to-rent?

Most landlord software assumes you own the property, and most agency software assumes you pass rent on to an owner. Rent-to-rent is neither: you pay the owner a fixed rent, collect rent from your own tenants or a council, and keep the difference. RentFig records that model directly, so the rent you pay is a cost, the property isn't treated as your asset, and your margin is visible.

What it doesn't do

  • It doesn't pay the owner — it records the rent you owe as a bill; you pay it from your bank.
  • There are no owner statements or owner logins. Rent-to-rent owners get a fixed rent, so RentFig treats them as a supplier, not a client.
  • It has no template for the agreement with the owner, and doesn't check whether the owner's mortgage, lease or insurance allows subletting — check that before you start.
  • It doesn't find or appraise rent-to-rent deals.
  • Council invoices aren't emailed for you — download them and send them to the council yourself.
  • For a council let charged per night, the margin panel uses the monthly figure on the council's tenancy; your accounts and Property Comparison use what was actually paid.

Frequently asked questions

Is there any software designed for rent-to-rent operators?

Yes. RentFig is UK property management software with rent-to-rent built in: you mark a property as rented from its owner, record the head lease and the rent you pay, put that rent into your accounts as a recurring cost, and see your margin per property, with reminders before the lease's break and end dates. It also handles letting to a council for emergency or temporary accommodation, with one monthly invoice for all the council's properties.

Which RentFig plan do I need for rent-to-rent?

The rent-to-rent tools — the head lease, the owner's rent as a bill, the margin panel and council invoicing — are on every plan, including Free (2 tenancies). Starter (£9/month, 10 tenancies) adds reminder emails and the reports, including Property Comparison and Yield & Return; Standard (£29/month) covers 30 tenancies. Each room let or council let counts as one tenancy.

Am I the landlord if I rent-to-rent?

To your own tenants, usually yes — you grant their tenancies, so the duties that go with that (deposits, certificates, Right to Rent and so on) generally fall on you. RentFig gives you the same tenancy, deposit and compliance tools as any landlord. It isn't legal advice; check your own arrangement with a solicitor.

How does RentFig handle council emergency accommodation?

The council is added as an organisation contact and is the tenant of an ordinary tenancy on each property. You choose a fixed monthly rent, or a rate per night or per week, and record each household the council places with its reference and move-in and move-out dates. Each month you create one invoice to the council for all its properties, download it as a PDF, spreadsheet or CSV, and when the council pays, RentFig pays each property's invoice from that one payment and splits it by property.

What do I enter for the PRS Database if I rent-to-rent?

The PRS Database asks for your superior landlord. In RentFig that's the owner's name and email you enter on the property, kept separate from tenure (how the property itself is owned). RentFig prepares the answers; you register on GOV.UK yourself.

Can I run rent-to-rent and my own properties in one account?

Yes. Only the properties you switch to 'rented from the owner' are treated as rent-to-rent; your own properties keep their mortgages, valuations and yield as usual, and Property Comparison can show either group or both.
