Coverage types let you assign a certificate to the whole property, a specific sub-unit (e.g. a bedsit or flat), or communal areas. This matters most for HMOs where different rooms or shared spaces may need separate certificates.
When you save a new certificate with a PDF attached, RentFig sends it by email to all active tenants on that property . No manual step required — upload once, tenants receive it.
RentFig queries the DLUHC Open Data Communities API using the property postcode to find existing EPC ratings. This pre-fills the EPC record so you do not have to enter data manually.
The UK government plans to require rental properties to have an EPC rating of C or above by 2030. RentFig tracks each property against this deadline and shows a days-to-2030 countdown so you can plan upgrades in advance.
The daily expiry sweep runs automatically in the background and surfaces issues on your dashboard. Individual certificate categories can be marked as not applicable for a property if they do not apply to your situation.
