Oops tenant referencing vs RentFig

Oops Insurance sells landlord-direct tenant referencing at £9.99 for a credit check and £14.99 for a full reference, inc. VAT. RentFig charges £9 and £19 (£7 and £17 with a free account), with a free application form first. Oops is cheaper on the full reference; RentFig is cheaper on the credit check. Here's the rest of the picture, from each provider's own published details.

RentFig vs Oops at a glance

Prices are paid by the landlord (the Tenant Fees Act 2019 bans charging the tenant). Residential lettings are VAT-exempt, so a landlord can't reclaim VAT on a reference — the inc-VAT figure is the real cost.

What each full reference lists

Price is only half of it. This compares what each provider lists for its full reference, not what it actually runs — a check that isn't listed may still be done, so ask for a sample report before you buy.

Where Oops is the better fit

  • Cheaper full reference — £14.99 inc. VAT against our £19, or £17 with a free account. If you only ever buy full references and price is the deciding factor, Oops costs less.
  • Right to Rent status on the credit check — Oops lists it on its £9.99 credit check. RentFig's credit check doesn't include Right to Rent; that's part of our full reference.
  • Insurance under the same roof — Oops also sells landlord insurance, including Rent Protection Insurance. RentFig sells no insurance of any kind.
  • Extra listed data points — bank account verification, Land Registry, visa, alias and mortality checks, which we don't publish.

Where RentFig is the better fit

  • Cheaper credit check — £9, or £7 with a free account, against £9.99. Useful as a first filter before you pay for a full reference.
  • Free application form first — collect the applicant's details and consent at no cost, and only pay if you go ahead with a check.
  • Published affordability and anti-fraud checks — our full reference lists a credit score and history, an affordability assessment and anti-fraud verification; Oops's page doesn't list those (which isn't proof they're not run).
  • Digital Right to Rent through a registered provider — British and Irish applicants can be checked digitally through Yoti, which is on the GOV.UK digital verification services register. How the digital check works.
  • It can run the tenancy too — if you want it, RentFig also tracks compliance certificates, chases rent and does the accounting. You don't need it to buy a reference.

With a completed referral, a RentFig member's next full reference is £14 — below Oops's £14.99. That needs a free account and another landlord ordering through your referral link, so treat £17 as the realistic price if that won't happen.

Which should you choose?

  • Lowest price for a full reference: Oops, at £14.99.
  • Rent guarantee or other landlord insurance from the same company: Oops — RentFig doesn't sell insurance. Confirm with Oops which reference its cover needs.
  • A cheap credit check first, then a full reference only for the applicant you want: RentFig, at £9 (£7) then £19 (£17).
  • Published affordability, anti-fraud and digital Right to Rent in one reference, plus software to manage the tenancy afterwards: RentFig.

FAQ

How much does Oops tenant referencing cost?

Oops Insurance lists a credit check at £9.99, a full tenant reference at £14.99 and a guarantor reference at £14.99, and its order form says the price includes VAT. Its page headline says “from just £5”, but no £5 product is listed. Prices checked on oopsinsurance.co.uk on 16 October 2026.

Is Oops cheaper than RentFig?

For a full reference, yes: Oops is £14.99 inc. VAT against RentFig's £19 (£17 with a free account). Ordering 2 or more people together brings RentFig's full reference to £17.86 each (£15.98 with a free account), still above Oops. For a credit check, no: RentFig is £9 (£7 with a free account) against Oops's £9.99. RentFig isn't VAT-registered, so its prices are final. (Disclosure: RentFig is our product.)

Is the Oops £14.99 reference the same as RentFig's full reference?

They cover much of the same ground — identity, anti-money-laundering, CCJs and bankruptcy, income confirmation, employer and previous-landlord references, and Right to Rent — but the published lists differ. Oops's page doesn't list a credit score, credit history, an affordability assessment or anti-fraud verification, all of which RentFig's full reference includes. Oops does list bank account verification, a Land Registry check, visa confirmation, alias and mortality checks and next-of-kin details, which RentFig doesn't publish. This compares what each provider lists, not what each actually runs, so ask for a sample report before you buy.

Does Oops offer rent guarantee insurance with its references?

Oops Insurance sells Rent Protection Insurance as a separate product. Its referencing page doesn't say whether a reference is needed for, or qualifies for, that cover, so ask Oops directly. RentFig doesn't sell rent guarantee insurance and doesn't describe its references as insurable — if you want rent guarantee cover, check which reference your insurer accepts before ordering one.

How long does an Oops reference take compared with RentFig?

Oops describes its credit check as an “instant report” and doesn't state a turnaround for the full reference. A RentFig credit check can be back the same day once the applicant completes the form; a full reference usually takes up to 7 working days, because it waits on the employer and previous landlord replying.

Can I charge the tenant for an Oops or RentFig reference?

No. In England, charging a tenant for referencing is a banned fee under the Tenant Fees Act 2019, whichever provider you use. The landlord or agent pays.
