Digital Right to Rent checks for landlords

Since 1 October 2026, a digital Right to Rent check only protects you if it runs through a provider registered for Right to Rent. Ours runs through Yoti, which is on the GOV.UK register.

It's included in our £19 full tenant reference, alongside identity, credit, affordability and references. England only.

A registered provider, and how to check

Yoti's identity services (Yoti IDV and Yoti Digital ID) are listed on the GOV.UK digital verification services register with the Right to Rent supplementary code. That listing is what lets a digital check give you a statutory excuse under the code of practice in force from 1 October 2026.

How the digital check works

  1. Step 1

    Order a full reference

    Pay by card, no account needed. Tell us who you're referencing and the property.

  2. Step 2

    Your applicant scans their ID

    They're emailed a secure link to scan their passport or ID and take a liveness selfie through Yoti. Applicants with Home Office status give a share code.

  3. Step 3

    The result is in your report

    Right to Rent shows on the reference report alongside identity, credit, affordability and references. Keep it for the tenancy plus one year.

Who can be checked digitally

  • British and Irish citizens with a passport or Irish passport card, current or expired by no more than six months.
  • Anyone with Home Office status (eVisa, settled or pre-settled status) proves it with a share code instead.
  • A manual check of original documents is still allowed.

What you still need to do

  • Check every adult who will live there as their main home, before the tenancy starts.
  • Keep the record for the tenancy plus one year.
  • Do a follow-up check before any time-limited permission runs out. The Tenancy Setup Wizard records the expiry and reminds you.

Digital Right to Rent checks: questions

What is a digital Right to Rent check?
A digital Right to Rent check confirms a British or Irish citizen's identity from their passport or Irish passport card using identity document validation technology (IDVT): the applicant scans their document and takes a liveness selfie, and a certified provider checks the two match. Since 1 October 2026 it only gives a landlord a statutory excuse if the provider is on the GOV.UK digital verification services register with the Right to Rent code.
Is RentFig's digital Right to Rent check from a registered provider?
Yes. It runs through Yoti, whose identity services are on the GOV.UK digital verification services register with the Right to Rent supplementary code (certified 4 November 2025, valid to 4 November 2028). You can check the entry on the register yourself.
Can I buy a Right to Rent check on its own?
No. The digital Right to Rent check is included in RentFig's £19 full tenant reference (£17 for members), alongside identity, credit, income and affordability, employer and previous-landlord references and anti-fraud checks. The £9 credit check does not include Right to Rent.
Who can be checked digitally?
British and Irish citizens with a passport or Irish passport card, current or expired by no more than six months. Anyone whose immigration status is held by the Home Office proves it with a share code instead, and a manual check of original documents remains an option.
How long does it take?
The identity and Right to Rent part runs as soon as the applicant scans their document and takes the selfie. The full reference it sits in usually takes up to 7 working days, because it waits on the applicant's employer and previous landlord replying. Our referencing runs Monday to Friday, 9am to 5.30pm.
What do I still have to do as the landlord?
Check every adult who will live in the property as their main home, before the tenancy starts. Keep the record of the check for the tenancy plus one year. If someone has time-limited permission, do a follow-up check before it runs out: RentFig's Tenancy Setup Wizard records the expiry and reminds you. Right to Rent applies in England only.
What are the fines for getting Right to Rent wrong?
Up to £5,000 per lodger or £10,000 per occupier for a first breach, and up to £10,000 per lodger or £20,000 per occupier for a repeat breach within three years. These have not changed since 13 February 2024.
