- Separate tenancies kept apart — never grouped as joint tenants
- Guarantors in the same order, with the guarantor form
- Mix credit checks and full references per person

How it works
Step 1: Add everyone in one form
Up to 6 tenants and guarantors: name, email, room and rent, and which check each person needs.
Step 2: Pay once
One secure card payment for the whole order. No account, no subscription.
Step 3: Each person does their part
Our UK referencing partner emails each of them their own form to give consent and complete their details.
Step 4: Results arrive one by one
A separate report for every person, emailed to you, with one page showing where the whole house is up to.
HMO referencing questions
How does referencing work for an HMO let room by room?
Choose "Room by room" and enter each tenant's room and the rent for that room. Each tenant is referenced on their own: their affordability is assessed against their own room's rent, not the rent for the whole house, and their room is added to the address so that separate tenancies are not linked together as joint tenants.
What about sharers or a couple on one joint tenancy?
Choose "One joint tenancy" and enter the total rent once. Everyone on the tenancy is referenced at the same address against the full rent, which is how a joint tenancy works: each joint tenant can be liable for all of it.
Can I add guarantors to the same order?
Yes. Add them as extra people and mark them as a guarantor — a guarantor gets the guarantor form, which asks about home ownership and income. Each guarantor counts as one of the 6 people in the order and is charged the same as a tenant check, including the multi-person price on a full reference.
Can I mix credit checks and full references in one order?
Yes. Choose the check for each person: £9 for a credit check or £17.86 for a full reference. Some landlords run a full reference on tenants and a credit check on guarantors, or the other way round.
Does each tenant get their own report?
Yes. Each person is a separate check with their own form, their own result page and their own report, emailed to you as each one finishes. The result page for any one of them lists everyone in the order, so you can follow the whole house from one place.
How long does it take?
Each person's form is emailed to them as soon as you've paid. A credit check can be back the same day once that person has completed their form; a full reference usually takes up to 7 working days, because it waits on their employer and previous landlord replying. People finish at different speeds, so results arrive one by one.
Who pays for referencing?
In England the landlord does: the Tenant Fees Act 2019 stops you charging tenants for referencing. One card payment covers everyone in the order.
What if I have more than 6 people?
Place a second order for the rest. Larger HMOs often reference new tenants as rooms come free rather than all at once, and you can also order one person at a time from the main referencing page.
