Who pays for referencing?

Since the Tenant Fees Act 2019 in England, and the Renting Homes (Fees etc.) (Wales) Act 2019 in Wales, agents can't charge tenants for referencing. The cost sits with the agency, or with the landlord under your terms of business. At £19 a full reference, referencing is a small line whichever way you handle it. Questions agents ask

Can letting agents use RentFig for tenant referencing?
Yes. There is no agency account to open and no contract to sign: you order a check online for each applicant, pay by card, and the report is emailed to the address you give. The price is the same £19 full reference or £9 credit check a landlord pays, and you can order one this week and none next month.
How much does tenant referencing cost a letting agent?
£19 for a full reference and £9 for a credit check, per applicant, with no set-up fee, monthly fee or minimum volume. With a free RentFig account it drops to £17 and £7. Most agent-facing referencing brands, including Goodlord, HomeLet, Let Alliance and Canopy, don't publish a per-reference price; it's set by your agency agreement or quoted on application.
Can a letting agent charge the tenant for referencing?
Not in England or Wales. Referencing fees charged to tenants are banned under the Tenant Fees Act 2019 in England and the Renting Homes (Fees etc.) (Wales) Act 2019 in Wales, so the cost sits with the agency or, under your terms of business, the landlord. That is why the per-check price matters: it comes out of your margin or your landlord's pocket, never the applicant's.
What does a full reference include?
Identity and AML checks, a soft-search credit history and adverse-credit search, income and affordability verification, employer and previous-landlord references, a Right to Rent check (England) and anti-fraud verification. The credit check on its own covers the identity, AML and credit parts, for a quick first filter before you commit to a full reference.
How fast are the references?
Credit checks are usually back within minutes, because they're automated against credit reference agency data. Full references typically complete within 48 hours of the applicant doing their part, and often the same day. What sets the pace is how quickly the employer and previous landlord reply, which no provider can force.
Can we reference guarantors as well?
Yes. Choose Guarantor when you order and they answer the guarantor questions on home ownership and income instead of the tenant ones. Each person is a separate order, so a tenant plus a guarantor is two checks.
Can we use RentFig alongside our existing referencing provider?
Yes. There's no exclusivity and nothing to cancel. Agents use a pay-per-check provider for overflow when their main provider is backed up, for one-off lets that don't justify a contract, or while they compare providers.
Who runs the checks, and does it affect the applicant's credit score?
Checks run through our specialist UK referencing partner on licensed credit reference agency data. The partner contacts the applicant directly for their details and consent, so their documents don't pass through your inbox. Every credit search is a soft search: visible only to the applicant and never affecting their score.
Do you offer branded reports, CRM integration, invoicing or rent guarantee?
Not at the moment. Reports aren't white-labelled with your agency's branding, there's no integration with agency CRMs or property management software, each order is paid by card rather than on a monthly invoice, and we don't sell rent guarantee insurance.
