Advertise Your Property Without an Agent

Publish a To Let advert to rentfig.co.uk/tolet straight from the property record — no per-listing fee, no separate portal to check. This walkthrough covers every step, including what RentFig checks before letting the advert go live.

Before you start

  • Advertising is available on the Standard and Business plans — every free trial runs on Business, so you can try it regardless of your eventual plan.
  • Since 1 May 2026, the Renters’ Rights Act 2025 requires a fixed asking rent in every rental advert, and bans excluding tenants for receiving benefits or having children.
  • An EPC rating is required before an advert can go live — RentFig fills it in automatically when it’s already on file. Council tax band is optional and shown when known; it never blocks publishing.

The steps

1. Open the Advertise tab

From a property page, open the Advertise tab — or advertise a sub-unit in an HMO from that unit's own tab. Prefer to work from a list? Properties → Adverts → Add advert lets you pick the property (and unit) first.

2. Fill in the listing details

Asking rent, deposit, bedrooms, bathrooms, furnishing and availability. The EPC rating auto-fills from the property's own EPC record the moment you create the advert — nothing to retype if RentFig already has it on file from the compliance tracker. The council tax band auto-fills too if your Utility Tracker has one on file for the property (both fields are editable, and neither is compulsory).

3. Write or AI-draft the description

Write it yourself, or — on the Business plan — upload photos first and use Generate with AI. The draft is written only from the listing's facts and what's genuinely visible in the photos: no invented dimensions, appliance brands or guarantees. Edit it before saving either way.

4. Preview the advert

Open the preview to see exactly what a visitor will see — including the redacted address — before it's public.

5. Go live

Publishing requires an EPC rating (or a registered exemption), and scans the title/description for wording the Renters' Rights Act 2025 bans. Anything flagged comes back as a specific, fixable message — not a rejected form. Council tax band isn't required; it just shows on the advert when it's known.

Note: In force since 1 May 2026: adverts must show one fixed asking rent (no inviting offers above it), and must not exclude tenants for receiving benefits or having children.

6. Share it and handle enquiries

Once live, the advert has a permanent rentfig.co.uk/tolet link with WhatsApp, Facebook, email and copy-link share buttons built in. A viewing request needs no account from the visitor — it lands in your dashboard's For Your Attention widget and by email, ready to reply to.

After you publish

The advert stays at the same rentfig.co.uk/tolet link for its whole life — pausing it between tenancies, or marking it let, never breaks a link you’ve already shared. When a good applicant enquires, you can carry them straight into RentFig’s referencing and tenancy setup flow without re-typing anything they already told you.

Frequently asked questions

Which plan do I need to advertise a property?

Standard or Business. Every RentFig trial runs on Business, so advertising is included while you're trialling regardless of which plan you pick afterwards.

Why won't my advert go live?

Going live requires an EPC rating (auto-filled from your property's own record, or add one manually if the property has no EPC on file yet — unless it's a registered exemption). RentFig also scans the title and description for wording the Renters' Rights Act 2025 bans — phrases like "no DSS", "no children", or "offers over" — and tells you exactly what to remove. Council tax band isn't required to publish.

Where does the EPC rating come from?

RentFig reads it from the property's (or sub-unit's) own EPC record when creating the advert, and checks again right before publishing in case a certificate was added since. Editing the EPC field on the advert always counts as your own override and won't be silently replaced.

Do I need to add a council tax band?

No — it's optional and never blocks publishing. If the band is already on your Utility Tracker record, it fills in automatically; you can edit or clear it. Council tax cost is worth disclosing since it affects a tenant's real housing cost, but unlike the EPC rating there's no single statutory rule that names council tax band as required advert content.

Can I advertise just one room in an HMO?

Yes. Create a separate advert for each sub-unit from that unit's own Advertise tab — each gets its own listing page, its own compliance check, and its own viewing requests. Council tax is assessed per dwelling, not per room, so a room advert shows the whole property's band; if that room's rent already includes council tax, the advert shows that instead, based on the bills policy set for that unit.

What happens to a viewing request?

It lands in your dashboard's For Your Attention widget, and you get an email too. Reply from the widget — your reply goes to the enquirer's email address.

Does the advert show my exact address?

No. RentFig strips the flat/unit and house number from the public address automatically — visitors see the street, town and postcode. Share the exact address once you've arranged a viewing.

Can I pause an advert and bring it back later?

Yes. Pausing keeps the advert's page number, so any link you've already shared keeps working when you resume advertising. Marking a property let does the same, with a "let" banner shown in the meantime.
